BHR took over responsibility for local business management after completion of the building and 50% vacancy in 2002. Managed repositioning and restructuring of the local team after completion. Originated and negotiated leases with prime companies for 30.000 sqm office space including commercial and technical condition packages. Implemented state of the art management tools and reporting systems and managed day to day operation with among the lowest operating cost for high-rise offices in Vienna.

BHR managed exit proceedings locally, supported exit team in the sale to a highly successful exit. Managed property after sale on behalf of vendor and new purchaser. After sale in 2006 continued to direct property with stable 100% occupancy since 2007.
